Mansion Global shares a first look inside PHB at 20 Greene Street, listed by Steven Gold and Lori Shabtai

A duplex penthouse in a landmarked SoHo cast-iron building returned to the market Monday, with an asking price of $15.995 million, a $2 million price cut from when it was first listed in February. The seller is hotel mogul Ed Scheetz, who has owned and managed the famed Chelsea Hotels in New York, and the Hard Rock Hotel and Casino in Las Vegas. “When I first walked into the property, I knew I found what I was looking for from the grand proportions to the tremendous light, ceiling heights, wood burning fireplaces and incredible outdoor space perched on top of a classic cast-iron SoHo loft building. It was the perfect canvas to create my dream home,” Mr. Scheetz told Mansion Global in an email. He bought the penthouse, PHB at 20 Greene St., for $10 million in 2008 and completely renovated it with the help of Kara Mann Design. Now the entire loft-style residence features 14-foot ceilings, wide-plank dark hickory floors, custom-designed casement doors and windows, three wood-burning fireplaces and hardware crafted by the Nanz Company. The penthouse occupies half of the top floor in the seven-story building, which was built as a warehouse in 1915 and converted to a condominium in 2000. The building was designated a landmark in 1973. The 4,200-square-foot interior living space includes two bedrooms, two-and-a-half bathrooms, an expansive living room and an upgraded kitchen. The penthouse has its private rooftop, which offers 360-degree views of the Manhattan skyline and includes an outdoor kitchen with a built-in gas barbecue, pergola, and storage. Mr. Scheetz has decided to sell because he now spends increasingly more time at his latest project, a restored 19th-century farmhouse in Bedford, New York, according to Steven Gold from Town Residential, who is co-listing the penthouse with Lori Shabtai of Town Commercial. Public records show that the penthouse was previously listed for $18 million in February with another brokerage and was taken off the market in July.
